Late rent, leaky pipes, missing receipts
Rent arrives in different ways on different days, and recording it takes longer than collecting it. Late payers need reminders, and the awkward ones get put off until two months have piled up.
Maintenance requests come in by phone at night with no photo and no unit number. Vendor invoices don’t always match what was quoted. Leases end without a renewal offer, units sit empty longer than they should, and the owner statement takes a full evening each month.
Rent, repairs and owners handled in order
Tenants pay rent online, and the app records it and sends late reminders on its own. It flags late rent before it piles up, tracks lease end dates, drafts renewals and invites good tenants to renew early. Applications come with a short summary for you to review.
Tenants report problems with photos by text. The app sends the request to the right vendor and texts the tenant when the repair is scheduled. It reads bills into expenses, catches invoices that don’t match the quote and builds each owner’s monthly statement.

Can tenants get answers without calling me?
Yes. The app answers common tenant questions, like trash days or how to pay, and sends move-in and move-out checklists. Anything it can’t answer comes to you, with the tenant’s message and unit already attached.
